FrontDoor Communities Partners With Landeavor to Complete Andalucia
Developers plan to build out remaining 96 homesites within two years

NAPLES, Fla. – September XX, 2012 – FrontDoor Communities, a full-service real estate firm with nine residential developments in South Carolina and Florida, has entered the Naples market through a joint venture with national real estate development and investment company, Landeavor, to complete the final phases of the master-planned community of Andalucia.

Originally purchased by Landeavor in 2010 from DJMC Homes, the partnership with FrontDoor Communities is expected to expedite the sales and building process. Both companies are known for their expertise in revitalizing and redeveloping master-planned communities in high-growth locations.

“Andalucia is a wonderful community and we needed the right partner to complete the final phases,” says Adam Lorry, one of Landeavor’s co-founders. “We were impressed by the real estate experience of the FrontDoor partners. We are convinced they can build quality homes with the appointments and modern features required for the discerning Naples homebuyer.”

Located west of I-75 off Pine Ridge Road, Andalucia encompasses 78 acres and 167 homesites, of which 71 are complete. In addition, all infrastructure is completed and amenities are built including a clubhouse, fitness center, playground and resort-style lap pool. A model home is under construction and prices start in the low $300s.

According to Terry Russell, CEO and partner of FrontDoor Communities, the goal is to build out the remaining 96 homesites within two years.

“Unlike other residential projects where construction was halted during the recession, Andalucia was successful in selling a significant number of homes during that time. As a result, it is well-established today and there is already a sense of community in place,” Russell states.

“Andalucia is the size of community I would want to live in — not too large and easy to navigate. And, being close to Old Naples and 10 minutes from the beach makes it even more appealing.”

Russell and partner, Mike Langella, who is FrontDoor Communities’ president, bring a combined 49 years of real estate development experience to Andalucia. Russell spent 22 years with John Wieland Homes, serving as CEO during his last five years at the firm and at the same time it was named “America’s Best Builder” in 2005. Langella was executive vice president for Reynolds Development & Management Group in Atlanta, served 11 years at John Wieland Homes in a variety of senior leadership positions. Prior to that, Langella oversaw luxury communities in Florida and California during his six years with WCI Communities in Bonita Springs.

Patrick Dearborn, Realtor at John R. Wood, is overseeing sales for Andalucia along with several agents who are stationed inside the clubhouse.

“We’re really excited about this project because we have a brand new product in a well-established, well-located community, and there is not a lot of new construction in this price range,” he states. “Additionally, the timing is great because there is 50 percent less inventory than two years ago.”
